What is the situation with the €800,000 new policy in Greece?
Under the latest 2024 legislation, the property purchase threshold in the Greater Athens Area, Thessaloniki, and popular islands (Mykonos, Santorini) has increased to €800,000, and €400,000 in other regions. However, specific protected buildings or commercial/industrial properties converted to residential use still retain the ultra-low €250,000 threshold.
Can I get a mortgage to buy property in Greece?
The Greek Golden Visa law requires that the property purchase funds must be entirely sourced from overseas; local Greek bank loans cannot be used. You must pay the €250,000 / €800,000 in full to obtain status.
